Who You Are:
Galaxy Digital is seeking a Site Development Associate to support data center development activities in and around Waco, Texas. This role is responsible for advancing sites through entitlement and permitting, building and maintaining relationships with municipal and county officials, negotiating with landowners, and coordinating with utilities — all in support of the company's data center development pipeline. This is a hands-on, field-facing role for someone who has been through at least one real estate development from land acquisition to entitlement and is excited to apply that experience to the data center industry.
What You’ll Do:
Lead and support site entitlement efforts, including zoning, platting, land use approvals, and other local governmental approvals required to advance data center sites.
Serve as the company's primary point of contact with municipalities, counties, city councils, county commissioners, and other public officials on assigned projects.
Build and maintain working relationships with mayors, city managers, county judges, and municipal/county staff.
Prepare and deliver presentations to city councils, commissioners' courts, planning and zoning boards, and other public bodies.
Identify, evaluate, and help acquire permits required for site development, including building permits and entrance/access permits, and coordinate with public works and TxDOT/county road authorities as needed.
Coordinate with utility providers (power, water, wastewater, gas, telecom/fiber) to confirm capacity, service availability, and extension requirements for prospective sites.
Support land acquisition efforts, including sourcing prospective sites, negotiating with landowners, and structuring purchase and option agreements.
Apply working knowledge of Texas oil, gas, and mineral rights to identify and help resolve mineral, surface, and lease issues affecting site control.
Understand and help manage the basics of real estate contracts, title work, and the closing process, coordinating with legal counsel, title companies, and surveyors as needed.
Understand the basics of handling claims that may arise during due diligence, construction, or site development (e.g., title, boundary, or contractor-related claims), and know when and how to escalate them internally.
Communicate regularly and clearly with internal stakeholders — leadership, legal, engineering, and construction teams — on project status, risks, and timelines.
Develop working knowledge of data center development requirements (power, fiber, water, site criteria) and apply that knowledge to site selection and entitlement strategy.
Travel within the Lubbock region and broader Texas market as needed to support site visits, public meetings, and landowner negotiations.
What We’re Looking For:
Experience in real estate development, with direct involvement in at least one completed development project from acquisition through entitlement (commercial or residential); OR equivalent experience as a landman.
Demonstrated experience entitling property and working directly with municipalities, city councils, county commissioners, or other public officials.
Comfortable and experienced presenting to public bodies, boards, and internal leadership.
Working understanding of Texas oil, gas, and mineral rights and how they can affect a real estate transaction or site.
Basic understanding of real estate purchase contracts, title, and the closing process.
Experience negotiating with landowners and/or sellers in a land acquisition context.
Strong written and verbal communication skills, with the ability to represent the company professionally to external officials and internal stakeholders alike.
Willingness and genuine interest in learning the fundamentals of data center development.
Valid driver's license and ability to travel locally and regionally as needed.
Bonus Points:
Commercial real estate development experience strongly preferred over residential.
Prior experience acquiring or coordinating utility, building, or entrance permits.
Existing relationships with officials or staff in Waco and surrounding municipalities/counties.
Familiarity with the basics of handling title, boundary, or construction-related claims.
Background in energy, land, or infrastructure-related real estate (landman, oil & gas land experience, utility right-of-way, etc.).

About Anthropic
Anthropic’s mission is to create reliable, interpretable, and steerable AI systems. We want AI to be safe and beneficial for our users and for society as a whole. Our team is a quickly growing group of committed researchers, engineers, policy experts, and business leaders working together to build beneficial AI systems.
About the role
Anthropic is seeking an exceptional Legal Program Manager to serve as the operational backbone of contracting for the Compute and Infrastructure team. We'll rely on you to manage a high volume of procurement and vendor agreements — including datacenter colocation, lease, and build-to-suit agreements; hardware, chip, and network-equipment procurement; and construction, facilities, and operations-and-maintenance (O&M) contracts — along with the NDAs, order forms, SOWs, and amendments that surround them. You will build the scalable contracting processes — templates, playbooks, intake and approval workflows, and contract lifecycle management — that let the business move at the speed of Anthropic’s infrastructure buildout. This role owns the system, throughput, and visibility that move every agreement from intake through signature.
Key responsibilities
Coordinate and shepherd a high volume of compute and infrastructure procurement transactions — datacenter colocation, lease, and build-to-suit agreements; hardware, chip, and network-equipment procurement; construction/EPC and facilities/O&M agreements; and the supporting NDAs, order forms, SOWs, and amendments — driving each from intake through signature
Own and administer the contract lifecycle management system: workflow design and configuration, templates, approval routing, signing and archive and integrity hygiene
Design and run intake and triage: how requests enter, how they are prioritized, and how they route to the right owner
Propose and develop scalable solutions to improve contracting efficiency and throughput across the infrastructure vendor base
Collaborate with business units and legal team members to streamline contract management processes, manage post-signature obligations and renewals across the infrastructure vendor portfolio, identify potential risks, and drive continuous improvement in contract handling efficiency
Partner closely with the Compute and Infrastructure, Product, Finance, Security, Business Operations, and Procurement Ops teams to achieve key business objectives and deliver strategic, business-minded, and solutions-focused counsel
Build reporting, dashboards, SLAs, and the metrics that surface turnaround times and bottlenecks across the infrastructure vendor portfolio
Deploy LLM and AI tooling to scale contracting throughput and reduce manual handling
Minimum Qualifications
Experience operating in a fast-paced technology startup in which priorities shift rapidly and schedules "move to the left," thriving in this dynamic environment and priding yourself on your adaptability and ability to pivot with speed and grace
Initiative and autonomy in managing complex contractual matters, effectively prioritizing competing deadlines
An understanding of what's important in the context of a contract, the organization's mission, and enough contract fluency to triage and route requests, track obligations, and pull in relevant legal counsel
Excitement to grow with an organization and help shape the culture of the commercial function
A preference for straightforward, concise explanations over legalese and overwrought drafting
A knack for identifying and implementing efficient processes and policies
The ability to thrive as a member of cross-functional teams building frontier technologies, with a desire to develop a deep understanding of the Compute & Infrastructure teams and the datacenter, hardware, and network systems they build and operate
Comfort operating outside your areas of expertise and in uncharted legal territory
A "doer" mentality, willing to roll up your sleeves to get things done as a team player who doesn't hesitate to jump in to do work that needs to get done, whether glamorous or not
Hands-on experience with contract lifecycle management or legal-operations tooling, process design, and working from data, metrics, and dashboards
Comfort using AI and LLM tools to streamline and scale routine contracting work
Preferred Qualifications
10+ years in contract management, legal operations, or procurement operations, including hands-on experience implementing or administering a contract lifecycle management (CLM) platform; experience supporting infrastructure, datacenter, hardware, construction, or telecom/network procurement and vendor contracting
Proven ability to collaborate across various organizational levels and functions to facilitate efficient contracting processes and execution while building strong relationships
Working familiarity with the structure of datacenter, colocation, and lease agreements; hardware and equipment procurement; construction, facilities, and O&M contracts; network and telecom agreements; high-volume, template-driven vendor contracting; and general contract terms
Excellent verbal and written communication, analytical, collaboration, and interpersonal skills
Motivated self-starter able to multitask and juggle multiple priorities in a dynamic environment
Authentic integrity and a deep understanding of the importance of ethics in business
Experience implementing or administering a CLM platform (Ironclad) and standing up reporting and metrics

How we're different
We believe that the highest-impact AI research will be big science. At Anthropic we work as a single cohesive team on just a few large-scale research efforts. And we value impact — advancing our long-term goals of steerable, trustworthy AI — rather than work on smaller and more specific puzzles. We view AI research as an empirical science, which has as much in common with physics and biology as with traditional efforts in computer science. We're an extremely collaborative group, and we host frequent research discussions to ensure that we are pursuing the highest-impact work at any given time. As such, we greatly value communication skills.
The easiest way to understand our research directions is to read our recent research. This research continues many of the directions our team worked on prior to Anthropic, including: GPT-3, Circuit-Based Interpretability, Multimodal Neurons, Scaling Laws, AI & Compute, Concrete Problems in AI Safety, and Learning from Human Preferences.
Come work with us!
Anthropic is a public benefit corporation headquartered in San Francisco. We offer competitive compensation and benefits, optional equity donation matching, generous vacation and parental leave, flexible working hours, and a lovely office space in which to collaborate with colleagues.

Anthropic's mission is to create reliable, interpretable, and steerable AI systems. We want AI to be safe and beneficial for our users and for society as a whole. Our team is a quickly growing group of committed researchers, engineers, policy experts, and business leaders working together to build beneficial AI systems.
As a Senior Data Center Capacity Delivery Manager at Anthropic, you'll embed with project teams responsible for delivery of leased and partnered data center capacity. Your primary role will be to lead these partners to deliver on the fastest possible schedule while maintaining a safe construction site and protecting the finished quality of the data center.
Additionally, you'll validate deal readiness, coordinate complex stakeholder relationships, maintain regular reporting and status tracking, and ensure seamless transitions from project inception through operational readiness.
This role offers a unique opportunity to shape how Anthropic secures and activates the compute infrastructure needed to train and deploy frontier AI systems, working at the intersection of real estate, construction, and cutting-edge AI infrastructure.
Key responsibilities
Lead. This is a role where leadership trumps management and process. You will be expected to be at one or more project sites in adequate amount to shape the culture, approach, and aggressiveness that define those extended site teams. The goal is to impact outcomes in a favorable manner.
You are expected to be a force multiplier that develops and enhances the skillset that development partners, contractors, and key trades bring to the project(s) you are overseeing. That means being a subject matter expert in the various cross functional elements of data center delivery and increasing the team's performance with that knowledge and commitment to alignment.
Confirm deal readiness and serve as the gatekeeper to validate transaction viability from Letter of Intent (LOI) through lease execution, ensuring all predevelopment, planning, technical and business requirements are met before commitment
Partner with landlords and developers post-deal to serve as Anthropic's primary point of contact, coordinating across internal stakeholders, tracking construction progress, and facilitating critical information exchange between development partners and Anthropic stakeholders
Represent Anthropic in key technical and operational decisions required by partners during the development process, ensuring our infrastructure requirements are met while maintaining strong partnerships
Drive seamless handoffs to operational state with heavy focus on engagement across networking and deployment teams, enabling rapid workload turn-ups and minimizing time-to-production
Prepare and present regular executive reporting on progress versus plan for facility development, supporting forward capacity planning and strategic decision-making
Identify and mitigate risks throughout the delivery lifecycle, proactively addressing blockers that could impact timeline, cost, or technical requirements
Develop and refine standardized processes and playbooks for facility delivery, driving continuous improvement as Anthropic scales its infrastructure footprint
You may be a good fit if you:
Have 8+ years of experience in the highest level of site leadership managing data center delivery, construction projects, or infrastructure deployment at scale within Australia. You won’t have a big direct team to delegate too but will instead be able to treat the entire cross functional organizations at a jobsite as your team.
Have a strong understanding of the end to end (dirt to delivery) data center development process to include entitlements and permitting, planning and supply chain, execution, commissioning, and handover. You are not an administrator but an active player in the arena comfortable making decisions and guiding delivery execution without the need to consult across multiple external parties.
You should understand the nuances of data center design and construction in Australia- who the players are, what contractual norms get in the way of speed of delivery, how teams can be incentivized to build and deliver faster than normal.
In this role you will often be on an island and responsible for your own destiny. You will have free reign to develop your own approaches with the mission guidance being your only bounds.
It's a bonus if you:
Understand AI/ML infrastructure requirements, including high-density power and advanced cooling systems
Have had leadership positions (General Superintendent, Project Manager) within a GC or EPC on hyperscale data center projects or in self performance of hyperscale data center development projects.
Prioritize extreme ownership and have the ability to create winning cultures across diverse job sites.
Are deeply familiar with lease negotiations, construction contracts, or real estate development processes and have strategies to move those arrangements from traditionally transaction and risk managed arrangements to collaborative efforts that align incentives around accelerated delivery of facilities.
Deadline to apply:
None. Applications will be reviewed on a rolling basis.
Logistics
Minimum education:
Bachelor’s degree or an equivalent combination of education, training, and/or experience
Required field of study:
A field relevant to the role as demonstrated through coursework, training, or professional experience
Minimum years of experience:
Years of experience required will correlate with the internal job level requirements for the position
Location-based hybrid policy:
Currently, we expect all staff to be in one of our offices at least 25% of the time. However, some roles may require more time in our offices.
Visa sponsorship:
We do sponsor visas! However, we aren't able to successfully sponsor visas for every role and every candidate. But if we make you an offer, we will make every reasonable effort to get you a visa, and we retain an immigration lawyer to help with this.
We encourage you to apply even if you do not believe you meet every single qualification.
Not all strong candidates will meet every single qualification as listed. Research shows that people who identify as being from underrepresented groups are more prone to experiencing imposter syndrome and doubting the strength of their candidacy, so we urge you not to exclude yourself prematurely and to submit an application if you're interested in this work. How we're different
We believe that the highest-impact AI research will be big science. At Anthropic we work as a single cohesive team on just a few large-scale research efforts.
