Who You Are:
Galaxy Digital is seeking a Site Development Associate to support data center development activities in and around Waco, Texas. This role is responsible for advancing sites through entitlement and permitting, building and maintaining relationships with municipal and county officials, negotiating with landowners, and coordinating with utilities — all in support of the company's data center development pipeline. This is a hands-on, field-facing role for someone who has been through at least one real estate development from land acquisition to entitlement and is excited to apply that experience to the data center industry.
What You’ll Do:
Lead and support site entitlement efforts, including zoning, platting, land use approvals, and other local governmental approvals required to advance data center sites.
Serve as the company's primary point of contact with municipalities, counties, city councils, county commissioners, and other public officials on assigned projects.
Build and maintain working relationships with mayors, city managers, county judges, and municipal/county staff.
Prepare and deliver presentations to city councils, commissioners' courts, planning and zoning boards, and other public bodies.
Identify, evaluate, and help acquire permits required for site development, including building permits and entrance/access permits, and coordinate with public works and TxDOT/county road authorities as needed.
Coordinate with utility providers (power, water, wastewater, gas, telecom/fiber) to confirm capacity, service availability, and extension requirements for prospective sites.
Support land acquisition efforts, including sourcing prospective sites, negotiating with landowners, and structuring purchase and option agreements.
Apply working knowledge of Texas oil, gas, and mineral rights to identify and help resolve mineral, surface, and lease issues affecting site control.
Understand and help manage the basics of real estate contracts, title work, and the closing process, coordinating with legal counsel, title companies, and surveyors as needed.
Understand the basics of handling claims that may arise during due diligence, construction, or site development (e.g., title, boundary, or contractor-related claims), and know when and how to escalate them internally.
Communicate regularly and clearly with internal stakeholders — leadership, legal, engineering, and construction teams — on project status, risks, and timelines.
Develop working knowledge of data center development requirements (power, fiber, water, site criteria) and apply that knowledge to site selection and entitlement strategy.
Travel within the Lubbock region and broader Texas market as needed to support site visits, public meetings, and landowner negotiations.
What We’re Looking For:
Experience in real estate development, with direct involvement in at least one completed development project from acquisition through entitlement (commercial or residential); OR equivalent experience as a landman.
Demonstrated experience entitling property and working directly with municipalities, city councils, county commissioners, or other public officials.
Comfortable and experienced presenting to public bodies, boards, and internal leadership.
Working understanding of Texas oil, gas, and mineral rights and how they can affect a real estate transaction or site.
Basic understanding of real estate purchase contracts, title, and the closing process.
Experience negotiating with landowners and/or sellers in a land acquisition context.
Strong written and verbal communication skills, with the ability to represent the company professionally to external officials and internal stakeholders alike.
Willingness and genuine interest in learning the fundamentals of data center development.
Valid driver's license and ability to travel locally and regionally as needed.
Bonus Points:
Commercial real estate development experience strongly preferred over residential.
Prior experience acquiring or coordinating utility, building, or entrance permits.
Existing relationships with officials or staff in Waco and surrounding municipalities/counties.
Familiarity with the basics of handling title, boundary, or construction-related claims.
Background in energy, land, or infrastructure-related real estate (landman, oil & gas land experience, utility right-of-way, etc.).

Who You Are:
Galaxy Digital is seeking a Site Development Associate to support data center development activities in and around Lubbock, Texas.
Existing relationships with officials or staff in Lubbock and surrounding West Texas municipalities/counties.
Familiarity with the basics of handling title, boundary, or construction-related claims.
Background in energy, land, or infrastructure-related real estate (landman, oil & gas land experience, utility right-of-way, etc.).
NOTE:
This position is based in Lubbock, Texas, with regular local travel and periodic travel elsewhere in Texas to support site visits, public meetings, and landowner negotiations.

About the job
The Compliance Experiences team sits at the heart of the Twilio platform, owning two critical domains: Phone Numbers and Compliance (KYC).

WEAR THE CUSTOMER’S SHOES:
Partner with Product Managers and cross-functional stakeholders to translate customer needs and regulatory requirements into precise technical specifications, developer-first APIs, and seamless application workflows.
EMPOWER OTHERS:
Mentor and uplift junior engineers (L1–L2), onboard new team members, and foster a collaborative environment through constructive code reviews, tech talks, and technical guidance.
RUTHLESSLY PRIORITIZE:
Proactively identify and resolve technical risks, performance bottlenecks, and security vulnerabilities within team services. Fully own on-call responsibilities, driving incident resolution and following through with durable root-cause remediation.
WRITE IT DOWN:
Articulate technical designs, system trade-offs, and operational runbooks clearly to your team and cross-functional partners through high-quality design documents, RFCs, and thorough documentation.

About Us

Fulfill your potential with us:

- Proven ability to architect complex state management. While our stack relies on TanStack Query, React Router and Zustand, we value engineers who understand the principles and can adapt expertise from other libraries like Redux, MobX, NextJS.
- You can design systems that handle complexity without becoming complicated, prioritizing long-term maintainability.
- Experience elevating the skills of peers. You don't just review their code; you teach patterns and best practices.
- Competence in writing robust and efficient unit and integration tests using frameworks like Jest or Playwright.
- Deep understanding of web performance, browser internals, and optimization techniques for data-heavy applications.

- Experience in data visualization and analytics (handling large datasets, heavy DOM manipulation with libraries like Highcharts).
- A portfolio, GitHub history, or technical writing that demonstrates clean code, an eye for design, and the ability to solve complex architectural challenges.

- Advocate for and drive best practices in React, TypeScript, and web performance optimization across the engineering organization.
- Collaborate deeply with Data Science and Backend Engineers to ensure seamless data flow and end-to-end system reliability, and use these partnerships to progressively expand your expertise across the full stack.
What we are interested in:
- 4+ years of software engineering experience with a deep specialization in modern JavaScript, TypeScript, and React.
- A "Product Owner" mindset. You care deeply about the "why" behind every feature, viewing code as a tool to solve real user problems. You are comfortable pushing back on requirements and proposing alternative solutions that drive better business outcomes and user experiences.
Extra Credit:
- Experience in data visualization and analytics (handling large datasets, heavy DOM manipulation with libraries like Highcharts).
- A portfolio, GitHub history, or technical writing that demonstrates clean code, an eye for design, and the ability to solve complex architectural challenges.
- Familiarity with back end frameworks Ruby on Rails/Angular and different types of DBs (Clickhouse, Mongo, Postgres)
- Knowledge of AI-driven coding tools and models as we encourage leveraging AI to enhance coding efficiency and unlock creative potential
